Redesigning a real estate website that receives +/- 1,800,000 page views per year and growing. Provides many admin tools for my agents and staff. Host our database.
I have had some bad luck with web designers in the past who have messed up our SEO. Currently we are #1-3 in multiple search terms and I can not sacrifice these positions. Convince me you know what you are doing with SEO and will not kill our positions.
I probably know more about SEO than most web developers.
Part of our site uses Wordpress and I also maintain 2 very simple sites that are completely in Wordpress.
I am looking for clean design (we already have the look we want 90%) that scales well for any device and does well with mobile. I pay for a great dedicated server and optimizing for speed is important.
The site is bilingual English/EspaƱol. English is my first language and my preference to work with you in, but I could get by with us working in Spanglish. You being able to do some translation from English to Spanish would be great.
Mexico Spanish even better.
Currently we have several levels of users (agents and staff who maintain their own properties and data) and various levels of permissions, plus client log-in with a simple "favorites" list. In phase 2 we will allow advertisers to purchase space directly via credit card and use of their own admin panel to manage their space.
Stephen Covy says, "simplicity only comes on the other side of complexity." This is not a simple site... But in many ways it is simple because our current webmaster and I constantly address the complexities and come up with the most simple solution.
My expertise is marketing.
I will be actively involved. I wrote almost all of the specifications for our current site to define the user experience from a marketing point of view, but often the webmaster had to educate me on the technical complexities. He was constantly educating me on the technical challenges and I was constantly educating him on how to be a better marketer.
I am vary easy to work with, but I am not the type of person who settles for an OK site. I want it better looking, better scaling on any device, zooming fast, highly intuitive for the users, and highly functional for my staff. I want to be 5 years ahead of my competition.
(Don't worry, I not competing with the most sophisticated group.)

For what it is worth, I love my current webmaster. However, he has become over committed to other projects and can only give me 2-3 hours a week. Thus the change.
More details about this project:
* Requirements: I am 6 months behind on launching a new site. I am flexible with the hours as long as they are consistent. My perfect world would be to work with someone who could spend 20-40 hours a week to get the new site live (3-6 weeks).
Then move to 10-20 hours a week for a 6-16 weeks to produce several back-end admin features I am wanting. Then I think the work would drop to 2-4 hours a week for troubleshooting and maintenance.
The long term maintenance is important to me.
* New or existing project: Changes to an existing one
* Type of development needed: Client Side Development, Server Side Development
* Programming languages: I think we are using php, Java, maybe a little Perl, and I'm not sure what other languages.
The ability to design some minor graphics would be helpful.
* Main functionality for the application: We are by far the #1 site in our market as far as user experience goes, which gives us more traffic than our top 5 competitors combined. I want to improve this even more.
It is also our whole database for both individual employees and company wide admin.
